Downtown Duluth continues transformation

Despite cold and dreary temperatures and impending rain showers, officials in Duluth were excited to see more positive growth coming for downtown with the breaking ground on a new building Dec. 20. Street Smarts and Mathias Construction will share the new building on Main Street, which will also contain at least five retail spaces on the ground floor.

This groundbreaking was different than the run-of-the-mill affair where officials stand around in hard hats and shovels. Marsha Anderson Bomar, the president of Street Smarts, and Mathias president Dave Heydinger each got into a large backhoe to really break the ground and dig deep.

"I've dreamed about having this building here for eight years. There is a lot of quality to look forward to in this building," Bomar said.

The construction of this 40,000 square-foot building comes on the heels of the completion of the new Duluth City Hall across the street from this site. Mathias handled the construction for both buildings.

"We thank the city for making this process smooth and easy," Heydinger said. "We also want to thank Georgia Power for arranging to take down the overhead power lines to help our building integrate more into Main Street."

Bomar said that she would like to see an art gallery and more restaurants added to downtown. There are at least five retail spaces open on this building and according to Heydinger they have not been in talks with any prospective merchants yet, but plan on advertising more now that construction has officially begun.

There is also space for another office on the building's second floor.

This building is the second of three major developments in downtown, with the new City Hall complete and the redevelopment of the old City Hall block on West Lawrenceville Street starting sometime in 2008, the latter of which will feature new retail and dining options not to mention a proposed condominium complex.
